


HOW TO MAKE A BOOKING
Please telephone or e –mail click to check availability. A reservation will be taken and the cottage will be held for up to 7 days. You will then be asked to complete a booking form On receipt of your booking form, a signed copy of the terms and conditions and the appropriate payment, we will send you confirmation of your booking.
DEPOSIT
If there are more than 60 days between booking and arrival date, a deposit of 25% is required with the booking form. The balance due will be detailed on the booking confirmation. If the booking form and appropriate payment are not received within 7 days of the initial reservation, the booking will be considered cancelled.
PAYMENT IN FULL
If there are 60 days or less between booking and the date of arrival , then full payment is required with the booking form. Where a deposit has been paid, the balance is due 60 days before arrival. Non receipt of payment will be treated as a cancellation.
DOGS
Up to 2 well behaved adult dogs may be allowed by prior arrangement. There is a supplement of £10 per dog, per week. Dogs must not be left unattended and are not allowed upstairs or on the furniture. Please leave the garden clean for the next visitors.

DUTIES OF THE GUEST
All guests to West Lane Cottage undertake:
*To pay for any loss or damage to the property or its contents (reasonable wear and tear notwithstanding) caused by the occupants or their pets. All damage must be reported to the owner immediately and paid for without limitation in full.
*To allow the owner or her agent access to the property if required.
*Not to part with, or share, possession of the property, save with members of the party shown on the booking form.
*Not to exceed a maximum of four occupants, unless otherwise agreed in writing.
*Not to cause annoyance or nuisance to occupants of nearby properties.
*To take good care of the property and its contents , leaving them in a clean and tidy condition. A cleaning service is not provided during the course of your occupancy, unless your holiday is for two weeks or longer.
CONDITIONS OF HOLIDAY LET
Use of the home and any amenities provided to the occupant/s is provided by the Owner
to the occupant entirely at the occupant’s risk, and no responsibility can be accepted
for any injuries to persons or loss or damage to any persons or persons’ property

The first named party to the agreement must be over the age of 18. The signatory to the agreement accepts all terms and conditions on behalf of the other occupants. The website, correspondence and any advertising material are offered in good faith, and neither they nor any oral representations made by the Owners or their agents form part of any agreement. The Owners make no representations as to the state or condition of any property, nor to the position, type or state of furnishings described on or shown in any literature. Smoking is not allowed in the cottage.
DESCRIPTION OF OCCUPANCY
In accordance with Schedule 1 paragraph 8 of the Housing Act 1988, the cottage may be occupied for holiday use only. The tenancy created by this booking is not an assured tenancy and no tenancy rights accrue.
DURATION OF HOLIDAY LETTING
Lettings can be for a maximum of 30 days, unless otherwise agreed in writing. Letting commences at 3.00 p.m. on the starting date specified in the booking and ends at 10.00 a.m. on the end date specified in the booking agreement. Any unauthorized extension will warrant additional payment at the applicable daily rent for the season. In the event of continued unauthorized tenancy, the tenant will be liable for loss of rental income plus expenses.
DUTIES OF THE OWNER
The owner will ensure that the cottage is available for let during the times specified in the booking agreement. If the property is not available for let, due to circumstances beyond the owner’s control, all payments made will be refunded but there will be no further claim available against the owner.
Before the start of the rental period, the property will have been professionally cleaned.

COMPLAINT
If the occupant wishes to make a complaint, this should be made to the owner immediately to allow the owner to take necessary action agreed upon by the parties concerned. Any complaint made after the period of occupancy will be invalid. In the event that items of equipment become unserviceable (including but not limited to) dishwasher, washing machine, tumble drier, television, microwave etc, the Owner's sole obligation will be to use reasonable endeavours to rectify or replace the defective item with a broadly equivalent item, within a reasonable time period of being notified of the defective item by the tenant. In no circumstances will compensation be paid for complaints raised after the occupancy, by which time the Owner or agents for the Owners will have been denied the opportunity to investigate and endeavour to put right any such matter, during the occupancy.
HOLIDAY INSURANCE
It is recommended that the occupants take out holiday and travel insurance which includes cancellation cover.
